EVERY FOR SALE OR TO-LET PROPERTY MUST HAVE AN ENERGY PERFORMANCE CERTIFICATE WHEN MARKETING FROM 1st OCTOBER 2008 After the 1st October 2008, the Energy Performance of Buildings Regulations 2007 requires property owners to supply an EPC to the purchaser/tenant. Therefore, properties that are on the sales market (without a HIP) because they beat the original HIP deadlines will now require an EPC from 1st October.
The EPC must be available for inspection at the time of viewing the property or when information about the property is provided. The vendor must give a ‘physical’ copy of the EPC to the successful purchaser by the time contracts are exchanged.
